With regular maintenance of flushing the tank, maintaining a working thermal expansion tank, periodic replacement of the anode rod, ensuring a proper working pressure regulator, and performing an inspection of all other components your water heater; it can last years longer than you might expect. A little preventative maintenance can save you a lot of time and money!
T&P RELIEF VALVE
The temperature & pressure (T&P) relief valve is located toward the top of the water heater. It is important to have it inspected annually because often the T&P relief valve opens from excessive temperature or pressure and then won’t shut off as it was designed to. Your water heater is not protected if this happens. Additionally, at other times it won’t open at all when it should. It is there to protect you. Call us to inspect this as well as all other components to ensure a proper running heater.
Why is there a pipe attached to it that runs to the floor? This is to protect you from scalding water if this valve opens. It is important that this pipe is installed properly and not tied into anything else. Improper installation can lead to serious injuries, improper function, and/or flooding.
